Our fee — where applicable — is charged on completion only. If your application is unsuccessful, you pay nothing.

What we also receive

In addition to any client fee above, we receive a procuration fee (commission) from the lender when your mortgage completes.

This fee is paid by the lender. It does not affect your mortgage rate or the terms offered to you.

We will disclose the exact procuration fee we expect to receive — in writing — before you make any application. This is a requirement under FCA Consumer Duty regulations.

For protection products, we receive commission from the insurer. This is also disclosed in writing before you proceed.

Procuration fees for residential mortgages are typically 0.35–0.50% of the loan amount, paid by the lender on completion.

Complex cases — what qualifies

We charge £499 for cases requiring significantly more work and specialist lender access:

  • Portfolio buy to let (4 or more properties)
  • Limited company BTL with multiple shareholders
  • Adverse credit — CCJs, defaults, missed payments
  • Bridging finance
  • Contractors with significant recent gaps
  • Any case requiring a non-mainstream lender

We tell you before we start whether your case qualifies as complex. No surprises.

Why we charge nothing for standard cases

The lender pays us a procuration fee — typically 0.35–0.50% of the loan — when your mortgage completes. For straightforward residential cases, that is our income.

Most specialist contractor brokers charge a minimum of £750 on top of this. We do not believe that is justified for straightforward cases.
